- Call the meeting order at 7:37pm

- Operating budget not available
- Request to set time aside to go through individual line items on the whole budget
- Request to split budget into 2 sections (capital and operating). Both sections roll up into one. KVCA can vote on both sections of the budget. If capital expenditures are not approved, operating budget can move forward without having to revise.
- Request to make budget categories more general. - Carl stated that this has already been completed.
- 7 of 223 lot fees remain outstanding from 2024 - Carl to send out another reminder

- Redirect a dock specification request to KV properties. - Action: Carl
- Common Areas Development
- CADC Committee would like to spend up to $2,500 to create formal drawings for development of large 771 lake-side green space (Space A). To assist with project approval at AGM
- Board approved unanimously - Monies allotted to firefighting will be reallocated to Green Space Development drawings
- CADC would like to take advantage of the next time Ground Breakers is on-site to have an area in space A paved. - Bruce

- Snow Removal Update and Discussion - Rick
- Any new issues or concerns - Rick provided update from Rene
- Bruce noted receipt of email from Brian Bell (771 Strata Manager) requesting that 8 side, gravel, roads in 771 also be cleared, as per agreement. - No action required as Brian Bell has not reached out after last Strata 771 board meeting.
- Previous Meeting actions;
- Roads plowed only once so far. Cost was $1,068

- Colin recommended we investigate other areas where the KVCA can add value with accomplishable projects. IE garbage disposal, spring street sweeping, weed control etc.
- Two items approved to further investigate – Weed Control and Street Weed Control
- Weed Control – Action: Colin to speak with Alan Agate to see if KVCA can tag onto weed control that KV properties may already be doing and find out about spraying costs. Also, to see if Alan has any suggestions on what product is the best/safest to use. Is a licensee/permit needed to spray?
- Street Sweeping. - Action: Colin to speak with Alan if KVCA can pay Alan to street sweep and get rid of the debris?
- Garbage Removal. - No action at this time.
