- Call the meeting order at 7:34pm
- Adopt minutes from previous meeting
- No updates

- Spending still under overall budget
- Some items moved with categories to accommodate unplanned expenses
- 7 member fees remain outstanding for 2024
- ACTION - Carl will send another reminder
- Profit & Loss and Budget sheet still a work in progress
- Correspondence & Membership Maintenance - Kelly & Bruce
- Bruce unaware of any new issues - Kelly has been away
- Common Areas Development
- Bruce - status of Strata agreements - have both been signed
- Reg spoke to additional expenses for installation of water services in both 771 large green spaces
- Board agreed it was opportune to insure costs while other work was going on and unanimously and retroactively approved expense - Carl estimated approximately $1,700
- Deposit of $500 paid to BC Hydro
- BC Hydro project manager has been assigned and will advise when balance of deposit is required.
- Snow Removal Update and Discussion - Rick
- Contract signed by Reg
- Contractor advised that some sanding is required for insurance purposes
- Plowed twice with 2 issues arising
- 1 - Complaints about windrow across driveway entrance
- 2 - Requests to have gravel side roads cleared in 771
- Ray should not be dealing with complaints
- ACTION - Rick will revise and resend notice regarding plowing and advise how to forward enquiries and/or complaints (info@kvca.ca)
- Rene cleared around hydrants and fire equipment and charged $135
- Bruce noted receipt of email from Brian Bell (771 Strata Manager) requesting that (8) side, gravel, roads in 771 also be cleared, as per agreement
- ACTION - Bruce to reply to Brian and discuss
- Confirming Board virtual approval for up to $3,750 for road clearing.
- Fire & Safety Update - Bruce
- Bruce contacted Shelley to confirm no additional non-critical expenses for F&S should incurred for this year - Shelley acknowledged.
- Future Strata and KVCA Board Cooperation - Bruce
- Discussion on how to improve coordination and cooperation between Strata's and KVCA
- Agreement that it would benefit the community for all Boards to coordinate on activities and budgets
- Further Discussion at future meetings
